No U.S. launch coming for the Samsung ATIV Tab Windows RT tablet

I agree with this move by Samsung. For whatever reason, Microsoft hasn't done anything it seems to distinguish the differences between Windows 8 and Windows 8 RT to American consumers. The reason they're a successful company is because of smart decisions like this.

Mom: Slain daughter was trying to reclaim life

(AP) ? One of four women found fatally shot inside a Tulsa apartment was staying at the crime-plagued building with a friend as she tried to get her life back together, her mother said Tuesday as police asked for the public's help in solving the murders.

Misty Nunley, along with 23-year-old twin sisters Rebeika Powell and Kayetie Melchor, and Julie Jackson, 55, were found dead Monday by police. No arrests have been made, and investigators have released no other details ? including possible suspects, how the women knew each other or why they may have been targeted.

But Nunley's mother, Cheryl Nunley, said her 33-year-old daughter had befriended Powell and had been staying with her on and off for the past week. She said she called her daughter nearly every morning to check in, and spoke to her Monday just hours before the women were found dead.

"She had positive people back in her life," Cheryl Nunley told The Associated Press, holding back tears while sitting with family and friends in a tiny apartment a few blocks away from the crime scene.

"She's not perfect. She ran around with some people she shouldn't have been running around with, but she was getting her life back together."

Tulsa police spokesman Leland Ashley said Tuesday that detectives and officers were "beating the bushes" to figure out what happened at the apartment, where police also found an unharmed 3-year-old boy. Police said he was taken into protective custody but released no other information.

"Right now, we have no clear-cut suspect," Ashley said, urging anyone with information to come forward.

"I don't want to strike fear in the community tonight, but we do have an individual or individuals who murdered four people," he added. "Do we know if there was a motive, like a jealous lover? We don't know that. We can't say if it was random or if someone knew (the victims)."

Relatives and neighbors have told Nunley's family there may have been a romantic spat between one of the women who lived at the apartment and a boyfriend or ex-boyfriend. Police wouldn't comment on those rumors.

Hillary McGuire, the former stepsister of Powell and Melchor, told the AP she had lost touch with the sisters over the past couple years but remembered both as "the nicest girls."

"I hope to God they find whoever did it and lock them away forever," she said.

Messages left by the AP at phone numbers believed to belong to other relatives of the victims weren't returned Tuesday.

The four women were found dead in a unit at the Fairmont Terrace Apartments, a gated but rundown complex in south Tulsa's Riverwood neighborhood where residents say crime is common. The complex has a nighttime security patrol and curfew, but police believe the killings occurred during the day Monday. Police said they received a 911 call reporting the shooting around 12:30 p.m.

Cheryl Nunley said she didn't know the other three women or how they knew each other. She said Misty had been estranged from her family but was working to repair the relationships and get reacquainted with her own 19-year-old daughter, Shondelle.

"She last called me Sunday night," recalled Shondelle. "She told me she was proud of me."

Cheryl Nunley is convinced that more than one assailant was responsible for the killings, saying her daughter would have fought any one attacker "to the death."

"I don't know anybody who was mad enough at my daughter to do that to her," she said.

Crime-scene tape had been removed by Tuesday afternoon at the apartment complex, where bed sheets or cardboard hang as improvised draperies in many windows behind a black wrought-iron gate. The guard shack is empty and signs read "Curfew 10 p.m. for everyone, everyday" and "Photo ID required to be on property." Three of the units are burned out and boarded up with plywood.

Tulsa police said there were two murders at the complex last year, and residents of the neighborhood say gunfire and break-ins are fairly common.

"We're in the eye of the storm," said Charles Burke, a 48-year-old construction worker who lives across the street but didn't hear the shootings. "You're on your toes. You can't be too careful."

Jamie Kramer, a 28-year-old mother of two young children, has lived in the neighborhood for 10 years. She said crime seems to come in cycles and that things had been pretty quiet for several months until Monday.

"It escalates and goes back down, it escalates and it goes back down," she said.

Alexis Draite, a 20-year-old who recently moved to the area from Oklahoma City, also said she didn't hear gunshot Monday. She said she has a routine: "Lock the doors, lock the cars and don't stay outside longer than you need to."

Are You a Creative Real Estate Investor or Traditional?

Do you consider yourself a creative real estate investor or a traditional real estate investor? What is the difference? Is one better? Which one is right for you? You?ll discover the answers to these questions and much more?

First, Let?s define what a traditional investor looks like. Typically, they?

Traditional Real Estate Investing

Traditional real estate investors can buy a lot of property very quickly.

  • Buy real estate off the Multiple Listing Service (MLS)
  • Find properties by enlisting the services of a real estate agent
  • Buy foreclosures that are listed on the MLS
  • Buy property at the foreclosure auction sale
  • May even buy real estate from wholesalers
  • Sometimes get into bidding wars with other traditional investors
  • Use big earnest money checks to get deals under contract
  • Pay down payments of 20% of the purchase price or more
  • Apply for bank loans that require them to sign personally
  • Makes tons of offers to get a few accepted
  • Constantly review deals, on the web and in person
  • Negotiate deals based on price.

On the other hand, let?s look at the behavior of a creative real estate investor. Typically, they?

creative real estate investing

Creative real estate investors can buy property with no money or credit.

  • ?Locate properties by marketing for motivated sellers
  • Get to the deals before anyone else knows about them
  • Work with sellers directly without using real estate agents
  • Put up tiny earnest money checks (for example, $10)
  • Rarely require a down payment
  • Do not apply for bank loans
  • Buy real estate with owner financing
  • Take over loans subject to the existing financing
  • May make several offers on the same property
  • Create bidding wars when selling their deals to traditional investors
  • Try to turn every lead into money by assigning the bad ones to agents
  • Use transactional funding, hard and private money
  • Rarely physically look at deals unless to get it under contract
  • Negotiate the transactions based on terms, price, or both

Which one sounds more like you?

Both have barriers to entry. Creative real estate investors must be educated,? traditional real estate investors need money and/or the ability to borrow money.

The Biggest Challenge for the Creative Real Estate Investor

First, you have to get access to the right education. Usually in life, you get what you pay for. Although this website and blog is amazing and provides incredible free content, there is a reason why it also offers courses for sale. A complete education on creative real estate investing isn?t free.

Second, having the right mentor or coach is critical to helping you acquire the right education.

Third, you must find the time and take the action to actually learn from the education you have invested in. This is where many people fall short. They want the incredible results creative investing can give them, but they aren?t able to follow through with acquiring the education (even if they have invested in the right materials and are working with a dynamite mentor).

The Biggest Challenge for the Traditional Real Estate Investor

The biggest challenge for the traditional real estate investor is getting access to the money. Money for earnest money, money for a down payment, borrowing money from banks, money to conduct renovations on purchased property.

Although it is possible to get access to money through private individuals, most use the money they have accumulated over their lifetime, such as in a retirement fund, or by the sale of a business, or an inheritance, along with leveraging their good credit and strong financial position to borrow money from banks.

There is still some education required to be an effective traditional investor. The traditional formula is relatively simple. Hire a real estate agent to find potential deals, make tons of low-ball offers, get one accepted, buy the property, fix it up and resell it or rent it out. Repeat.

Creative real estate investing is not quite as simple and has many different facets, so the education required is more involved.

Which One Is Better?

To be honest, I am a bit biased toward creative real estate investing because when I got started, I was homeless.

I didn?t have much of a choice. I had to go the creative route. So I am a creative guy from the onset. But one is not better than the other. Traditional investing has its advantages, too.

For example, traditional investors can buy a whole lot of property very quickly. A recent trend in the marketplace involves Wall Street (large hedge funds and private equity firms) buying up single family homes in large volumes at a very rapid pace. They are buying foreclosures and MLS-listed properties in bulk.

Since now is a great time to buy real estate, organizations that have a whole lot of cash can take the traditional approach, which allows them to buy thousands of properties very quickly.

Also, traditional investors can buy property for long-term wealth building at a cheaper price than creatively structuring owner financing or subject to. That?s because a seller will typically give up favorable terms for you (as the investor) in exchange for a higher sales price. Or the seller will take a lower price in exchange for an all-cash quick sale.

In addition, a traditional investor can get a tremendous deal by being the high bidder (when there are few or no other bidders) at absolute auctions.

Creative Investors Don?t Need Their Own Money or Credit

Creative real estate investing has its own set of advantages. Here?s the biggest one: you can make a whole lot of money and build tremendous wealth with very little money and no credit.

Creative investors experience consistent and steady results, whereas traditional investors ebb and flow with the changes in the marketplace. When the market is booming, there are fewer traditional deals. When the market is depressed, there are tons of traditional deals. That?s because creative deals come from motivated sellers.

Motivated sellers are created as a result of extenuating circumstances that are typically external to real estate, problems such as divorce, illness, financial problems, death, job transfer, downsizing, upgrading, and so on. These are issues that humans will be dealing with in good times and bad for centuries to come.

Creative investors have far less competition than traditional investors. Ironically, creative investors benefit from more traditional investors joining the dogfight because creative investors can sell their deals to the traditional investors.

For example, while traditional investors are panicking that the sky is falling because Wall Street has entered the game, creative investors benefit from the hedge funds getting in the market because they can flip their deals to them. (Now if all the traditional investors figured out how the creative investors were doing what they were doing, then the creative investors would be in trouble!)

Now that I am in a financial position to be a traditional investor, I still prefer being a creative investor. I would rather pay a little more for a long-term hold property than put my name on a loan. Andrew Carnegie said in his autobiography written over 100 years ago that you should never personally guarantee a business loan. I consider a mortgage on an investment property a business loan, so by Carnegie?s rule, I avoid getting bank loans for the properties I purchase.

And as you learned from my discussion on Rehab vs PREhab, I would rather PREhab rather than REhab. That doesn?t mean there aren?t times when being a traditional investor isn?t effective for me. Especially when I am sitting on a bunch of cash and want to invest it in some place other than the stock market?

Which one are you (or which one do you want to be)? Which one do you think is better?

In Vitro Grown Meat 'Nearly Possible'

I don't get the yuck factor.

To me a slaughtered animals is about as yucky as it can be. Even more so when combined with the slaughter house And even more so if you consider some things like the floors and skinn processing.

There's also the hanging of the meat and for instance things like hams which have hanged around to develop flavour or whatever for three (?) years and such. I guess they keep the flies out but it looks very old and "half-rotten" with black spots and ugly surface.

Imho something fresh rather than an old body stored long after death seem fresher and less discusting. Scavaging isn't my idea of fresh and little yuckiness.

Something grown in a clean environment (though of course the bodies of the animals are likely good at keeping themself clean except for some parasites and such) imho seem less yucky and if you've got some compassion for others that's even better.

What I personally wonder is if it's still grown in bouillon made of animals because then the difference isn't all to big. You still need to kill animals and use them in the process. But then again they likely could use some scraps to make that one to get better effectiveness.

For me personally there may still be some mental issue due to what it is even if no animal had to die and the cells wasn't grown on an animal based diet/medium. That may not make much sense though, and having a protein based staple for your diet would be very convenient.

Effective Strategies If You're Suffering With Asthma - Health Care

If you are currently trying to cope with the daily struggles which go hand-in-hand with asthma, then the information in this article may greatly benefit you. The next few paragraphs are chock full of tips that will help you get the most out of your life with asthma.

The causative factors in asthma range from environmental factors to genetic factors. Most of the time, both environment and genetics play a role in determining whether you will be impacted by this disease. If you have a family member with asthma, watch your children and yourself for asthma symptoms. All sorts of environmental factors can cause asthma, and they include smoke, pollution, excess dust and mold spores. It is best to avoid these hazardous situations, especially if there are children present.

If someone in your home has asthma, do not allow smoking in your vehicle or home. People can smoke outside or as far away from the person with asthma as possible. A heavy smoker can trigger someone?s asthma attack simply because they are carrying a heavy smoke scent on their clothing.

Avoid anything that could trigger your asthma. Asthma triggers will vary greatly between individuals. If you have allergy related asthma, you will want to avoid pollen and dust. For others, it may be linked to physical exertion. Try to figure out when your asthma began so it can be avoided.

Social Worker

Talk to a social worker if you have asthma and no health insurance. If you cannot afford medicine for asthma, your social worker can help you locate someone that can help.

Keep an eye on your allergy attacks and consider switching your prescription if you suffer from more than two asthma attacks a week. Medical professionals agree that more than two attacks in any given week can be hazardous to your health.

If inhaler use happens more than two times in each of your weeks, you must schedule an appointment with your doctor about this and possibly adjust your medication. This can indicate that the inhaler you are using is not working for you. This also goes for refills. If you find yourself refilling your inhaler in excess of twice a year, then you need to change medications.

Asthma Sufferers

Asthma sufferers should stay indoors as much as possible when pollen counts rise. The same pollens and other irritants that cause trouble for allergy sufferers are also concerns for asthma sufferers, even though the two are quite distinct conditions. Check the local air quality report online to determine whether to stay indoors and keep irritant exposure to a minimum.

Be certain to properly use your inhaler. Move to a quiet area, and then simply follow manufacturer?s instructions. Remember that using an inhaler is only going to help you if the medication contained within makes its way to the lungs. Breathe in through your mouth while you?re pressing the spray button. It is then necessary to hold the breath for about ten seconds to give the medication time to work in your lungs.

Keep rooms free of dust, and do not turn on a fan if you do have dusty rooms. All this does is circulate the dust, which is an invitation to triggering an otherwise avoidable asthma attack. It?s better to open the window if you?re in need of fresh air.

If you are suffering from a moderate or mild attack, do your best to force as much air out of the lungs as possible. Force air out of your lungs with quick, powerful exhalations. This will force the air from your lungs. Then take three quick breaths, next a deeper breath till your lungs fill with air, then repeat the forceful exhalation again. This will create a rhythm and will help you be aware of the way you are breathing. It also keeps air flowing out of the lung,s so that you can refill them. If you cough or produce sputum, don?t worry. Just remain focused on your objective, which is to regain a normal rate of breathing.

The information here will surely help to guide you through your asthma, as well as gain more control over it. With this information you have learned, you can go back to being healthy and lively, enjoy getting back into shape!
